The site that was previously occupied by the Kings Arms Tavern will be developed with 107 apartments on 9 levels, above 2 levels of basement carparking accommodating 95 parking spaces. The ground floor level will accommodate commercial tenancies, entry lobby and a landscaped terrace opening out on both Karaka and France Street.

The challenge was to integrate the heritage of the site and surroundings with a modern and creative design. This is achieved by building to the boundary to reinforce the existing urban character. The brick base acknowledge the heritage of the surrounding suburb and the top speaks to the modern transformation that took place in Newton in the second half of the last century.
