The Dylan is a high quality and design-focused mixed use apartment building on a prominent Grey Lynn ridgeline site.
Experienced and design-focused clients – the Urban Collective – demanded the best outcomes possible for the site. Both the value of the land and the potential for intensification drove the decision to push the envelope in terms of allowable height and scale. The ensuing planning process was complicated, due to the site’s high visibility, immediate proximity to a heritage area, and the transition of the Resource Consent from Auckland Council to the Housing Projects Office.
Working intensively with both clients and council, PB&A achieved an efficient use of land resource, providing much-needed intensification for Auckland, outstanding amenity for residents and a high quality design outcome.
