A challenging site midway up Anzac Avenue in the central city inspired an impressive tower design encompassing 2 levels of basement carparking, ground floor commercial space and 14 storeys of apartments. Site potential was maximised by building forms spanning boundary to boundary, and meeting the street edge at the road frontage. As the site incorporated a former cliff edge, the design required significant level changes with an 8m fall to the rear.
Apartments are accessed via a clear-glazed lobby with a restaurant and reception area, which activates the street frontage in this busy CBD location. An open courtyard space to the rear allows sunlight to radiate through the atrium and onto the street.
Durable, quality materials – glass, concrete, stone – were used throughout. Dramatic design detailing in the form of a reinforced concrete cellular grid which wraps around all four sides of the building, creates strong contrasts between light and shadow and distinguishes this residential block from its neighbours.
This landmark tower offers high amenity for residents with transport hubs, hospitality and retail in the immediate vicinity, as well as enviable views across the Waitemata Harbour from the stylish roof top terrace.
